When winter grips Michigan in icy temperatures, guests at Gun Lake Casino Resort are now floating beneath a sunlit glass dome in a lush, 82-degree tropical paradise. Debuting in May 2025, the six-story, 32,000-square-foot Wawyé Oasis redefines what’s possible for year-round resort design—seamlessly shifting from daytime pool retreat to high-capacity concert venue, nightclub, and banquet space. Shaped by solar studies and engineered as a massive glass “sundial,” the Oasis is both sculptural and supremely functional, capturing natural daylight while shielding guests from the region’s harsh climate.


In TG&H: Nathan Peak - The New Definition of Casino Design Efficiency

Tribal Gaming and Hospitality recently published an interview with Nathan Peak, AIA, President of HBG Design, sharing insights into what's next in the world of casino design!

As casino resorts become increasingly complex businesses, the definition of efficiency is evolving. TG&H sat down with HBG Design President Nathan Peak, AIA, to discuss how savvy operators are using design as a strategic tool to create long-term value.

TG&H: For years, efficiency in casino design has focused on cost and speed to market. What's changing?

NP: Those priorities still matter, but we’re seeing more focus on long-term business strategies. Operators are recognizing that designing efficiency is about creating a high-performing operation that delivers value across the entire business, influencing employee productivity and guest satisfaction, as well as maintenance costs and future growth.

Strategic thinking begins early. I’d challenge any operator to ask themselves: if you’re not bringing operations, employee experience, guest expectations, lifecycle costs, and long-term adaptability into the conversation from day one, then what could you miss in creating not just a project investment but a competitive advantage?

The expansion of Gun Lake Casino Resort, Wayland, Michigan, integrates a new hotel and year-round resort amenities with the existing casino, strengthening operational connectivity, guest appeal, and market competitiveness.

TG&H: If an owner or operator wants to design a more efficient casino resort, what are the top priorities they should focus on?

  1. Design for the Entire Lifecycle, Not Just the Grand Opening

Project decisions shouldn’t be driven by opening-day budgets and schedules. While important, the real measure of success is how a property performs over the next 10, 20, or even 30 years. Durable furnishings and finishes, resilient infrastructure, and adaptable planning can significantly reduce maintenance needs, replacement costs, and operational disruptions. The goal is not simply to spend less today; it's to maximize value over the life of the asset.

  1. Plan for Change Before It Happens

Everything evolves. Investing in flexible building systems and infrastructure helps a property adapt to new technologies, changing customer expectations, and future expansions without requiring costly renovations. Designing infrastructure capacity, strategic adjacencies, and expansion options from the start enables operators to meet future needs while minimizing business disruptions.

  1. Make the Employee Experience a Design Priority

One of the most effective ways to improve operations is by enhancing the work environment. Efficient back-of-house layouts, convenient access points, thoughtfully planned support spaces, and streamlined circulation can help teams work faster, communicate better, and deliver more consistent service. Employee-focused design is based on a simple yet often overlooked reality: the guest experience is heavily influenced by the employees delivering it.

  1. Align Operations and Guest Experience from the Start

The best-performing resorts don't treat operational efficiency and guest experience as competing priorities; they’re designed simultaneously. Service functions, loading areas, and support operations should work seamlessly behind the scenes. When operations are carefully integrated into the design process, properties can deliver exceptional guest experiences while maintaining speed, consistency, and efficiency.

TG&H: What does this mean for the future of casino resort development?

NP: The most successful developments will be those that intentionally connect operations, guest experience, and asset value from the very beginning. Properties leading the next generation of gaming will be designed to work smarter every day after opening. That’s where design becomes more than a project investment—it becomes a competitive advantage.

Casino resort projects are moving forward in an environment where construction costs, financing, supply chains, labor availability, and operational priorities can shift quickly. While owners cannot predict every change, effective casino resort project planning can help them prepare for it.

During my recent presentation at the OIGA Conference & Trade Show, entitled 'Mastering the Build', I focused on three strategies for navigating uncertainty while protecting long-term project value:

  1. Establish a clear vision,
  2. Proactively plan for change, and
  3. Optimize casino design and project delivery efficiencies.

Start with a Long-Term Casino Resort Vision

Successful casino resort development begins by defining what success means for the owner and the property. Is the priority to open as quickly as possible, generate revenue earlier, maintain budget certainty, minimize guest disruption, improve operational efficiency, or create the highest-quality resort in the region?

Most projects balance several of these goals. Establishing their relative importance early gives the team a shared framework for making decisions when schedule, budget, quality, and operational considerations compete.

A long-term casino resort master plan connects those priorities to future amenities, infrastructure, circulation, operations, and expansion opportunities. Even when the full vision cannot be delivered at once, the development can be organized into achievable phases, with each investment supporting future growth.

Create a Proactive Plan for the Unexpected

Market demand, funding, budgets, supply chains, and operational needs may evolve throughout design and construction. Proactive planning creates options for responding without losing momentum or compromising the long-term vision.

Phased casino development, early procurement, and fast-track project delivery can help owners advance high-value components sooner. These strategies also require timely decisions and close coordination across planning, design, documentation, procurement, and construction.

Optimize Casino Design and Delivery Efficiencies

Thoughtful planning can streamline operations, improve employee workflows, strengthen the guest experience, and allow spaces to adapt as market needs change. Gun Lake Casino Unveils New Resort Hotel Tower

Hotel was designed by HBG Design to Redefine Hospitality in the Midwest Region

Gun Lake Casino Resort has officially opened the doors to its striking new 15-story resort hotel tower. It's an eye-catching, experience-forward destination. The transformational expansion marks a new era for the property. It sets a bold benchmark for luxury, entertainment, and wellness in the Midwest.

With 252 guest rooms and suites, a tropical year-round atrium known as the Wawyé Oasis, a new spa and wellness retreat, and elevated dining and entertainment offerings, the expansion solidifies Gun Lake Casino’s position as a leading superregional resort destination.

“This project is a powerful expression of vision, identity, and hospitality innovation,” said Nathan Peak, AIA, Principal and Practice Leader at HBG Design. “Every aspect of the hotel and spa was designed to immerse guests in comfort, nature, and a sense of year-round escape—right here in West Michigan.”

A Destination That Begins with Engineering Ingenuity

The soaring hotel tower—visible from over a mile away along Highway 131—isn’t just beautiful; it’s built to last. To support the hotel and adjacent Wawyé Oasis, the team installed 263 caissons, each up to eight feet in diameter and drilled as deep as 180 feet into the ground, ensuring long-term structural integrity for the towering facility.

“Creating this level of verticality and complexity on site required an incredible effort between design, engineering, and construction,” said Paul Bell, AIA, Principal and Project Manager at HBG Design. “We had to integrate cutting-edge solutions at the foundation level to support the vision above.”

Natural Inspiration, Modern Comfort

HBG Design’s architectural and interior design concepts were deeply inspired by the surrounding landscape. The tower’s tinted glass façade captures natural light throughout the year, while earth-toned materials and layered metal panels ground the building within its rural Michigan context. At night, LED lighting animations bring the tower to life, adding energy and vibrancy to the entire resort.

“We wanted guests to feel like the entire property had always been planned this way—from the earliest expansions to today,” said Peak. “That level of cohesion elevates the guest experience and builds a sense of place.”

Inside the Experience: A Luxury Journey

From the moment guests arrive beneath the porte-cochère, they’re welcomed into a richly detailed environment. The hotel’s double-height lobby features a living green wall behind the reception desk. Just steps away, a stylish lobby bar offers an inviting social atmosphere, with window views into the lush tropical greenery of the Wawyé Oasis—bathed in natural light streaming through its expansive 29,000-square-foot glass atrium ceiling.

Each of the 252 guest accommodations—including 221 guestrooms, 31 suites, and the exclusive Ogema Suite—draws from a warm, natural palette inspired by Michigan’s landscape. Spacious layouts and large windows offer unobstructed views of the surrounding countryside and the Oasis below.

The two-story Ogema Suite—the crown jewel of the hotel—spans 3,368 square feet and features an in-suite elevator, two bedrooms, multiple entertaining spaces, a full bar, billiards table, and double-height windows with panoramic views. As Gun Lake CEO recalls: “One high-end guest, familiar with top-tier penthouses in Las Vegas, called it “beyond expectation.””

Living Well: MnoYé Spa Retreat and Fitness

Located on the lower level of the hotel, the MnoYé Spa Retreat—named after the Potawatomi word for “living well”—offers a private, tranquil counterpoint to the energy of the casino and Oasis. Guests can enjoy:

  • Six massage treatment rooms with customizable lighting and soundscapes
  • A full-service nail salon
  • A state-of-the-art fitness center with Peloton bikes, treadmills, and weights
  • An aquathermal spa pool with gooseneck massagers and bubble massage benches

“The MnoYé Spa was designed as a calming wellness destination—one that engages all the senses,” said Peak. “It’s more than a spa; it’s a retreat where guests can reconnect with themselves.”

Dining, Entertainment, and Resort Amenities

Rounding out the resort experience are upgraded F&B and entertainment venues, including:

  • Sandhill Café – A refreshed 137-seat, three-meal restaurant offering comfort classics and all-day breakfast. The design features custom crane-inspired artwork and a sculptural wood and glass wall inspired by sandhill crane feathers.
  • Renovated Casino Center Bar – A dynamic, centrally located bar on the gaming floor redesigned for greater social energy, accessibility, and ambiance.

These new amenities provide the perfect balance to the resort’s gaming offerings, creating opportunities for relaxation and reconnection throughout the guest journey.

A Vision Realized

From the underground caissons to the penthouse views, every detail of the new Gun Lake Casino Resort Hotel reflects intentional design and collaborative execution.

“It’s been an incredible honor to help bring this vision to life,” said Bell. “This isn’t just a resort expansion—it’s a transformative destination with heart, story, and staying power.”

With this major milestone, the Gun Lake Tribe and Gun Lake Casino continue to deliver on their bold long-term vision for the region—one guest experience at a time.

A big shoutout to Kelly DeVine, Ray Mabry, and Joe Baruffaldi for representing HBG at the booth and connecting with clients and industry partners throughout the show!

Of course, no IGA week would be complete without our legendary industry party, and this year’s event was one for the books! We co-hosted with FS Advisors, Connect Advisors, Western Alliance Bank, Procopio, GMA, and Yates Construction aboard the Adventure Hornblower, a 3-story yacht docked in the beautiful San Diego Harbor. Over 500 guests joined us for cocktails, networking, and stunning sunset views from the open deck. It was truly a night to remember!

As we look ahead, we’re seeing tribal clients continue to tap into their deep expertise in casino development, expanding into new markets and project types, introducing exciting amenities, and even reimagining what next-gen casinos can be. These ventures reflect the resilience and forward-thinking spirit that have always defined tribal enterprises.

It’s all about planning smarter, thinking long-term, and making well-informed decisions. After all, as the saying goes, it’s easier to erase pencil than concrete.

We’re noticing a big uptick in requests for 20-year master plans. These plans help tribal and financial clients uncover new investment opportunities and highlight the importance of strategic design-thinking from the very start. Casino developments are often decades-long endeavors, involving careful coordination with environmental impact studies, land-use planning, and navigating approvals at multiple levels. Balancing economic factors, competitive dynamics, and community priorities is no small task. Starting early and thinking big—considering everything from market trends to land-into-trust requirements—lays a foundation for adaptable strategies that can evolve with changing conditions.

Another interesting shift we’re seeing is in how casinos are designed and built to meet evolving economic and customer needs. There’s a growing trend toward more open and streamlined gaming floors that maximize flexibility for slot machine placement. Sportsbooks and sports betting are also taking center stage, often integrated with other entertainment features right on the casino floor. This blending of spaces activates the entire area, driving revenue while creating a dynamic, immersive experience for guests.

On the construction side, new methods like cold-form metal framing and stick-built delivery are gaining popularity. They’re cost-effective alternatives to traditional materials like post-tension concrete, allowing operators to get more value without sacrificing quality or style. These innovations are a win-win for owners and guests alike.

Celebrating its first full year in operation, the Tule River Tribe's relocation of its Eagle Mountain Casino from the original reservation location to a more accessible and visible site in Porterville, California, represents a significant milestone in the tribe’s history. Driven by a blend of strategic, economic, and site motivations, the casino relocation became a transformative initiative that unlocked new opportunities for community growth and market differentiation through cultural integration. Featuring architectural and interior design by HBG Design, the new Eagle Mountain Casino is well-positioned to capture vast market opportunities from local customers and traffic traveling among the region’s major cities.

Eagle Mountain's Successful Year One

Drawing from unique regional elements and the tribe’s rich cultural heritage, the design team at HBG Design set out to create an entertainment escape with an authentic sense of character that connects people to place. The new Eagle Mountain Casino provides over 100,000 square feet of amenity features that include 1,750 slots, 20 table games, multiple dining venues including the Ember center bar, the Redwood Taphouse, The River Steakhouse, the Acorn Diner, Yokuts Coffee House, and the Cedar Food Court, as well as a 2,000-seat event center. These amenities not only enhance the casino's entertainment appeal, but also address community wishes, such as meeting a need for a large venue space that could cater to sporting and entertainment events.

Eagle Mountain's Successful Year One

Inspired by relaxed lodge aesthetics, the casino’s design expression exudes a sense of comfort, approachability, and hospitality. The tribe’s indigenous homeland is where the Great Sequoia tree grows. The Sequoia’s canopy, trunk, and roots became inspirational elements to link the story of the tribe's culture and heritage to the design aesthetics, from the arrival experience to the art, patterns, and imagery within. Soaring vertical features recall the majesty of the Giant Sequoia and the Golden Eagle. Entry water features and flowing forms recall the winding Tule River and organic curves of nature.

Redwood Taphouse

Inside, guests are greeted by a grand redwood carving of the tribal Big Foot pictograph, known as “Big Foot Hairy Man”, symbolizing the tribe's deep-rooted traditions. Carved by Bill Farmer, a Tule River Tribal Member, the material for the Big Foot carving came from a giant Redwood that had fallen across one of the roads on the Tule Reservation.

Dining

Historical tribal basket patterns adorn custom pendent light fixtures, ceilings soffits, and custom terrazzo floor medallions, serving as a wayfinding guide toward the entertainment offerings within.

The Flight of the Butterfly and Quail Tufts is a prominent Tule River tribal motif that intertwines through the casino culminating at the Ember Bar ceiling soffit with a silhouette mountain design that mimics the regional landscape. The vertical Ember bar design represents the elements of wood and fire, symbolizing hospitality, a place where the community can gather, relax, and socialize.

Event Center

The HBG Design team is honored to have worked alongside the Tule River Tribe since 2015 in the design and delivery of the new Eagle Mountain Casino. Throughout the process, Tule River stakeholders immersed HBG designers in tribal culture and heritage research and graciously embraced conceptual storytelling as it extends into the architectural and interior design aesthetic. Lucas Oil Live, a 6,500-seat venue, has been nominated nine times for the American Country Music Awards 'Casino of the Year - Theater.' "Country music remains a highlight of our performance lineup," Parkinson explains. "Lucas Oil Live offers an enhanced event experience for our customers."

Designed with the energy of rock and country music, Lucas Oil Live features a state-of-the-art audio-visual system and amphitheater-style seating. “The vibrant design and advanced technology make every performance unforgettable,” says Rob Jurbergs, Principal Architectural Designer at HBG Design.

Session House Gastropub and VIP Amenities

Session House Gastropub offers pre-and post-event dining, connecting the event center excitement with the serene Spa Tower and WinStar Spa amenities. The exclusive club seating level, complete with a private lounge, full bar, and kitchen, enhances the guest experience.
